Check-in time is from 15:00 Arrivals after 2030 cannot be accommodated and guests will have to check in the following day. We advise that you arrive during daylight hours to enable your dogs to settle before dark.
On departure day, you are required to vacate the accommodation by 10 am. Please leave the keys on the kitchen worktop. If you require a later departure this may be possible.
Failure to return all keys will result in a fine of £50 per key.
A 25% deposit is required to secure your booking. A £100 refundable damages deposit is also required and 25% is payable with your booking, and the remainder with the balance. This will be refunded within 7 days of the end of your holiday, (but generally within 24 hours), as long as you leave the property how you found it.
The balance is payable no less than 6 weeks before the start date of your holiday. If you book less than 6 weeks before your holiday begins payment in full must be made on booking.
Please ensure that the balance is paid no less than 6 weeks before the start date of your holiday or we will cancel your booking and treat it in the same way as if you had cancelled. Please note the payment must be cleared funds by the 6-week deadline.
Please appreciate that this is our family home, and we ask that you take proper and reasonable care of our property. Please leave furniture, pictures, fittings, and effects in the condition you found them, and the property in the same clean and tidy condition at the end of your rental period.
We expect general wear and tear on the property, but if you have any accidents/breakages please tell us as soon as they occur. We cannot rectify issues that are not reported to us immediately.
You are legally bound to reimburse the owners for any replacement, repair, or additional cleaning costs on demand. You must not bring any potentially hazardous or dangerous items into the property.
We reserve the right to take appropriate legal action to recover any of the aforementioned costs if payment is not made on request.
Please advise us as soon as possible should a booking need to be cancelled. If you cancel within 7 days of booking, there will be a £25 Administration fee taken from your deposit. If you cancel your holiday more than 6 weeks before the start of your holiday, there will be a £50 administration charge incurred. Your deposit will be returned to you (less the admin charge) as soon as a replacement booking has been made. If another booking cannot be secured, the full deposit will be retained.
If you have paid the full amount for your holiday, the amount paid will be returned (less £50 admin charge for bookings), as soon as a replacement booking has been found. If no replacement can be secured, the full amount already paid for your booking will be retained. We will make every attempt to replace your booking should you need to cancel. It might be necessary to reduce the price of the booking to obtain a replacement, the cost of the difference will be retained as well as the £50 admin fee.
If you do not arrive on the scheduled date the full payment of the reservation will be forfeited.
Holiday cancellation insurance is not provided by us and is not included in the price of the holiday. All holiday makers are recommended to take independent advice on appropriate holiday insurance. In an event outside of our reasonable control, we reserve the right to cancel your booking, and in this event we will refund all monies paid or offer you an alternative booking.
We do not allow dogs to be left alone in the property at anytime, and a prior arrangement must be made if you would like to bring a puppy under 6 months of age.
Strictly NO smoking or vaping anywhere on the property. We reserve the right to charge a fee for intensive cleaning if smoking indoors is detected.
We regret we are unable to accept bookings where all guests are below the age of 20.
Leave the property in the same state of cleanliness as it was when you arrived. We reserve the right to charge for additional cleaning which we consider to be outside the norm, excessive wear & tear or damage to the property, fixtures, fittings or contents.
Not to use the property, or allow it to be used, for any illegal, immoral, dangerous, offensive or excessively noisy activities that may be a nuisance or annoyance to other properties.
No more people must stay at the property than there are beds, maximum occupancy is 2. This is for insurance & any party being found to be exceeding the maximum occupants will be required to leave immediately.
Gas & other utility charges are included, as is bed linen & domestic towels, (our property is ‘Off Grid’ and we produce our own electricity with solar panels and a small wind turbine, occasionally we may need to use a generator). We also provide dog towels for your use. Please bring your own towels for the beach. There is no charge for dogs.

The owners of the property do not accept responsibility for any loss or damage to any belongings, nor any injuries sustained by the client or any member of their party.
